Property Management, Rental Program

The Florida Sun Group provides the total service of property management in Cape Coral. We specialize in managing properties with the lowest cost for you, the owner, so you get the best value for your investment. It is important for the Florida Sun Group to inform you with quarterly statements about your property.

We also take care in renting your property. We take digital pictures, make special flyers and design advertising for the internet to offer your home on the national and international rental market with our agents in USA and Europe.

Florida Sun Group is a full real estate service company with a licensed real estate broker and is permitted to do Cape Coral property management and best real estate service. Our friendly sales persons take their best to make you satisfied and save you money. 

There are 6 different programs for our customers needs. The prices are for properties in Cape Coral.

Cape Coral Property Management Program 1:

This program is for our customers, who don't want to rent their property. They only use their home by themselves. Most of this owners use the house 6 month during the winter time and leave it vacant in the summer time. The price for the property management depends on the service Florida Sun Group Inc. has to provide. Especially in the time the owner uses his house by himself. The price for the Cape Coral property management is in a range of 125,00 $ - 250,00 $ a month.

Cape Coral Property Management Program 2:

This program is for those people, which own a single family home, a duplex or a multifamily home and want to rent it out as a long term rental. The monthly price for the property management depends on the rental income.

Rent per month and unit Percent of the rental income
> 800.00 $ 15%

If we shall find a tenant for the owner we charge a half month rent as a commission. If the tenant stay for more than 2 years we get an other half month rent as a commission. If you have a multi family home with more than 4 units you can get a discount. 

Cape Coral Property Management Program 3-5:

This program is for our customers who use their home only for a few weeks a year by themselves (not more than 6 weeks). The rest of the year they rent it out as a vacation home. The difference between program 3-5 is the amount of the basic fee.

For example: program 4 has a monthly fee of 125$ and we charge 15% of the rental income.

Cape Coral Property Management Program 6 (vacation rentals)

This program is for our customers, who want to do the Cape Coral property management on their own or through another company. On this program we don't do Cape Coral property management. Florida Sun Group Inc. only find tenants who want to rent the vacation home. The owner is responsible that the property is in a good shape and well maintained for rent it out. Florida Sun Group Inc. only gets a commission of the rental income, if we find a tenant. The commission rate is 15 % of the income the owner gets from the tenant we find.

  • Getting quotes for repairs (more than 200 $) and checking the work

  • Check in/out of the tenant to your house (AC, pool, phone, etc)
  • Taking digital pictures of your vacation home for ads
  • Design a special webpage for your property on our web page
  • Advertising your property on the local, regional and European market
  • Collecting tourist tax, sales tax and manage these tax returns
  • Take care of all belongs of the tenants
